There is a point where seasonal installation stops making sense. If you have booked professional Christmas lighting three or four years running, you have already spent what a permanent system costs — and you are still scheduling two visits a year and living with a roofline that is dark for ten months.

Permanent architectural lighting solves that differently. A slim aluminum track is mounted once along the roofline, fascia or soffit, holding individually addressable RGBW LEDs. In daylight it reads as trim. At night it does whatever you tell it: warm white through the year, full color for the holidays, a single accent for a party, or nothing at all.

What you actually get

  • Warm white every night of the year. This is what people underestimate. Most owners buy it for December and end up using it constantly — soft warm white on the architecture makes a house look finished and, in the valley, makes a long dark driveway feel safe.
  • Full color on demand. Every diode is individually addressable, so the system runs holiday schemes, single-color washes, or slow gradients without anyone on a ladder.
  • Phone control and scheduling. Zones, scenes, schedules and dimming from an app. Set it once for the season and forget it.
  • Invisible by day. The track is color-matched to your fascia or trim. From the street it disappears.
  • No annual install or takedown. Nothing to book, nothing to store, nobody on your roof twice a year.

How the install works

  • 1. Design walk. We measure the runs, look at fascia and soffit conditions, find power, and agree exactly where track will and will not go. Permanent means permanent, so this conversation is longer than a seasonal one.
  • 2. Firm written quote. Priced by linear footage of track plus controller and zones. No allowances.
  • 3. Installation. Usually one to two days for a house. Track mounted, runs terminated into a weather-rated controller enclosure, connections sealed.
  • 4. Commissioning and handover. We set up your zones, build your first scenes with you, and make sure you can drive it before we leave. Most people want warm white, a holiday scheme and an off switch — that is a ten-minute lesson.
  • 5. Support afterwards. Systems are covered by manufacturer warranty, and we handle service if a section ever needs attention.

Permanent or seasonal — an honest comparison

Permanent lighting is not automatically the right answer. It costs more up front, it is a fixed installation on your building, and it suits some rooflines far better than others.

The honest summary: if you love the traditional C9 look, move often, or want most of your display in trees and landscape rather than on the building, stay seasonal. If you own the house, want the roofline lit and never want to think about it again, permanent wins.

How we protect your home

  • We mount track to fascia and soffit, never to tile. That keeps every part of the install off the tile field, where body weight causes damage.
  • We won’t install on fascia that is rotten, failing or due for replacement. Fix the fascia first — track is only as sound as what it is fastened to.
  • We won’t do panel work. If your exterior circuits can’t carry the system, that is an electrician’s job and we will tell you plainly.
  • We won’t sell you permanent lighting for a roofline it doesn’t suit. Some houses genuinely look better with seasonal C9, and we would rather say so than take the larger job.

Pricing runs by linear foot of track, plus the controller and the number of zones. Access, height and fascia condition move it.

Common questions

Is it visible during the day?
Barely. The track is slim and color-matched to your fascia or trim, and from the street it reads as a shadow line. It is far less visible than the mounting clips a seasonal install leaves in place through the season.
Can I really use it year-round?
Yes, and most people do far more than they expected. Warm white on the architecture most nights, color for holidays and occasions. Owners often say the year-round warm white ends up being the real value and the holiday scheme is a bonus.
How long does it last?
These are commercial-grade fixtures rated for many years of outdoor service and covered by manufacturer warranty. Practically, you should expect it to outlast several rounds of seasonal installs, which is where the economics come from.
What does it cost to run?
Very little. LED draw is low and you are usually running a fraction of the diodes at partial brightness for warm white. Even nightly year-round use is a small addition to a bill.
Will it damage my fascia?
Track is mechanically fastened, so yes, it is a permanent fixture on the building — that is the trade-off. It is installed to shed water properly and we will not mount to fascia in poor condition. If your trim is near end of life, replace it first.
Can it be installed on a tile roof house?
Often, yes, because the track goes on fascia or soffit rather than on the tile field. What we will not do is anything requiring us to walk the tile. We assess this at the design walk.
What if I sell the house?
It stays with the property and is generally viewed as an upgrade, in the same category as landscape lighting. It is also one of the few exterior improvements that shows well in evening listing photos.
Do you still do seasonal installs if I have permanent lighting?
Yes — plenty of people run permanent lighting on the roofline and still want wrapped trees, garland and wreaths for December. The two work well together, and the seasonal part gets much smaller and cheaper.
